ANSWERS, BEFORE THE COMMITMENT.
A little clarity
goes a long way.
Selling a home is a meaningful decision. Here are straightforward answers to the questions homeowners ask us most.
REAL HOUSES. REAL POSSIBILITIES.01Are you a real estate agent?+
No. We evaluate properties as a potential buyer. We do not list your house or act as your representative. You are welcome to seek independent real estate, legal, or tax advice.
02Do I have to make repairs or clean the house?+
Normally, no. Our offer reflects the property’s current condition. Let us know about known issues so we can evaluate them and explain the offer accurately.
03How do you determine a fair cash offer?+
We consider comparable sales, the property’s condition, necessary repairs and updates, and expected holding and transaction costs. We’ll explain our analysis so you can compare your options.
04How quickly can you close?+
We can work toward closing in 21 days or less when title is clear, documents are ready, and all parties can sign. If you need more time, tell us. Every timeline is subject to the purchase agreement and title requirements.
05Do I have to accept the offer?+
No. An inquiry and property review do not obligate you to sell. You can accept, decline, or discuss the terms.
06Will I pay an agent commission?+
You do not pay 911 Cash Buyers a real estate agent commission. Transaction costs, taxes, loans, and liens are addressed in the purchase agreement and final settlement statement.
07Can you buy an inherited or tenant-occupied property?+
We consider both. Inherited properties may need additional title documents and signatures. Tenant-occupied purchases depend on the lease, occupancy, condition, and transaction terms.
08What if there are liens or title problems?+
The title company researches recorded liens, ownership, taxes, and other requirements. We can explore a purchase, but we cannot promise that every title issue can be resolved.
09What happens after I accept?+
The signed agreement goes to the title company. We coordinate due diligence, required documents, and a closing date. The title company prepares the settlement statement and disburses funds at closing.
10Are these photos properties you have bought?+
The architectural photographs on this website are illustrative stock images, not a portfolio of 911 Cash Buyers transactions. The seller testimonials are drawn from actual correspondence.
